Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information your provide, Landlord may deny your application or may take other adverse actions against you (including, but no limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising the rent to a higher amount that for another applicant). If your application is denied or another adverse action is take based upon information obtained from your credit report, you will be notified.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. All application fees are non-refundable once the application has been processed regardless of acceptance or rejection.

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income. Combined gross income must equal at least three (3) times the monthly rent amount.

Application Procedures:

John Reider Properties II, Ltd. operates on a "first come, first serve" basis on all applications where no conditions exist. In order to hold a property, each adult applicant will complete a rental application, pay a $35.00 application fee AND the security deposit.

Please note: All refunds will be made electronically within 1 business day of the transaction clearing our bank account. Depending on your bank, this process may take up to seven business days from the date of payment. Acknowledgement:  By completing the rental application following this disclosure, you certify that you have read and agree to the following rental qualifying criteria.

Application Requirements:

Each applicant must complete and submit a rental application, including all information necessary to verify employment, residency, monthly income, credit and criminal history. Any individual that is 18 years of age and older must complete a separate rental application and pay an application fee.


The acceptance of roommates is at the discretion of each individual property Owner. All roommates will complete separate applications, pay application fees and pay separate security deposits.


The acceptance of pets is at the discretion of each individual property Owner, with the exception of dangerous breeds which shall be excluded unless special conditions apply.  No application, application fee or application deposit will be deemed as accepted if pet disclosures and Owner acceptance have not occurred prior to completing the rental application. Dangerous breeds include, but may not be limited to; Pit Bulls – All Types, Rottweiler, German Shepherd, Husky – All Types, Wolf Hybrid, Chow Chow, Doberman, Saint Bernard, Great Dane, Akita and Mastiff and any mixed breed dog which includes any of the excluded breeds in its heritage.

Service or Companion Animals:

John Reider Properties II, Ltd., in accordance with Federal Fair Housing Laws, does not consider a service or companion animal a pet, nor do we require or collect additional security deposits or pet fees for such. We do ask (when the disability is not apparent or not previously established) that you provide us with a  current, credible prescription from your healthcare provider indicating your need for a service or animal. That prescription must include:

  1. The physical or mental impairment for which you are requesting the accommodation;
  2. The major life activity or activities which are limited by that impairment;
  3. How the major life activity or activities that are limited are in face substantially limited;
  4. What type of animal the healthcare provider recommends (please note, a service animal is a dog or mini-horse only whereas a companion animal may be a variety of animals) and;
  5. Current written verification must include the nexus between the specific accommodation you are requesting and the specific disability as well as the full name, address, title and contact phone number for your healthcare provider.
    In addition to the verification we are requesting above, please articulate exactly what accommodations in the form of changes to practices, policies, procedures or services you are requesting of us.
  6. You must sign an Animal Addendum prior to bringing a service animal on the property.
Special Needs:

John Reider Properties II, Ltd., in accordance with Federal Fair Housing Laws, is committed to proving housing equally to all qualified applicants. It is for this reason that we ask you to discuss any special needs or requests with us at the time of applying.

Qualified income:

The combined monthly income of the Applicant(s) must equal 3 X’s the amount of the monthly rent. Income includes all verifiable sources to include, but may not be limited to; employment, retirement, subsidies, child support, alimony, severance and social security, etc. Verification of income is required in writing and must be able to be confirmed. Credit History:

Credit history must be favorable, with a minimum of 50% of the applicant’s credit obligations (past and present) as listed on the credit report in favorable status, at the time the report is requested. Unfavorable accounts may include, but are not limited to, unpaid judgments, write offs, charge offs, collection accounts and past due accounts. Total unfavorable accounts that exceed 50% of the overall credit may be subject to decline of application or other restrictions up to and including additional deposit requirements.

Past Rental History:

Your application may be declined if past rental history includes a debt owed to one or more landlords, lease violations and/or late or non-payment of rent, etc. In some cases, we may accept your application with unacceptable rental history and you may be subject to other restrictions up to and including payment of a landlord debt and/or additional deposit requirements. Multiple (2 or more) negative past rental histories will result in a declined application.

Criminal History:

We will request a criminal history report on all occupants 18 years of age and older. When considering an applicant with criminal history, we will take into consideration convictions only and not prior arrest history, the type of crime for which the individual was convicted and the length of time that has passed since the conviction.

Occupancy Standards:

1 Bedroom: 3 People

2 Bedroom: 5 People

3 Bedroom: 7 People

4 Bedroom: 9 People

5 Bedroom: 11 People

Lease Guarantor: 

A lease guarantor may be used under the following conditions:

  1. Your monthly verifiable income is less than 3 X’s the amount of the monthly rent.
  2. You have a familial relationship with the guarantor such as parent or relative.
  3. The guarantor lives within the United States and has a social security number.
  4. The guarantor meets our credit and criminal history requirements.
  5. The guarantor has verifiable monthly income which equals 4X’s the amount of the rent.
You may not use a Lease Guarantor if:

You are declined because of unacceptable credit, rental or criminal history

Multiple Applications/Offers for the same property:

We are required to divulge the acceptance of multiple offers to the property Owner and; We are required to present all offers to the property Owner objectively and in a timely manner.

The property Owner will ultimately decide the following:
  1. To counter one or more of the offers.
  2. To reject all offers and ask for final and best offer.
  3. To accept one or more of the offers, thereby rejecting the other(s).

Please note that the decision is entirely up to the property Owner and we, at John Reider Properties II, Ltd., are bound by their lawful and ethical instruction.


Signing the rental application electronically acknowledges that you have had the opportunity to review John Reider Properties II, Ltd. Qualifying Criteria prior to paying a non-refundable application fee. Furthermore, you agree to provide all information necessary for John Reider Properties II, Ltd. To verify the information provided on subsequent Rental Applications.

Before you begin an application:

You declare that all information you have provided in your application is true and correct. You authorize us to verify same through any means, including consumer reporting agencies, criminal history repairs, employment records and other rental housing owners. You acknowledge that you had an opportunity to review our rental selection criteria, which include reasons your application may be denied, such as criminal history, credit history, current income, and rental history. You understand that if you do not meet our rental selection criteria or if you fail to answer any question or give false information, we may reject the application, retain all application fees, administrative fees, and deposits as liquidated damages for our time and expense, and terminate your right of occupancy. Giving false information is a serious criminal offense. In lawsuits relating to the application or Lease Contract, the prevailing party may recover from the non-prevailing party all attorneys’ fees and ligation costs. We may at any time furnish information to consumer reporting agencies and other rental housing owners regarding your performance or legal obligations, including both favorable and unfavorable information about your compliance with the Lease Contract, the rules, and financial obligations. Fax and electronic signatures are legally binding. You acknowledge that our privacy policy is available to you.
